Cost of building a sunroom?
Hi. My husband and I are thinking of adding a sunroom onto our home in North Carolina and are looking for some advice. We are interested in a 14x16 glass enclosed room with a glass ceiling. The room is off the ground, so it would need to be built on supports. The entrance(s) to the room would be off of our family room with 2 sets of french doors-in order to do this we have to break throught the windows that are there. We have received two bids so far...one in the neighborhood of $27K (this is with a solid roof and with an exterior finish that would not match the house, and does not include HVAC or electrical) and the other is $42K (this is with the glass ceiling, full electrical and HVAC and an exterior finish that would match the siding on the house). The $42K estimate seems a bit high to me...but I wanted to ask if others thought so. Essentially, this room would double our family room space and we think it would add greatly to the appeal and value of the house. But we don't know if it is worth spending what would basically amount to about 15% of the value of the house on this room. Also, does anyone have any experience with Champion rooms or Four Seasons sunrooms? Thanks for any help, advice or information! Champion (the non-conditioned room) -- never heard of them. Might be just an east coast co. Four Seasons does an excellent room. Here are estimated costs for a 15-foot by 15-foot room: Sunrooms of wood and standard materials start at $15,000, with top-of-the-line aluminum and glass sunrooms topping out at $22,000. Of course, prices will vary by design, materials, your region, and the amount of work you'll do yourself. Construction costs of four-season rooms will vary, too, according to heating and cooling demands and finish details. Expect to pay at least $20,000 for a finished room. Screened porches are a comfortable option for a far lower price tag. You can get the results you want for $5,000 to $10,000. The bid/bids you've received seemed a little out of line with this. Be sure to get multiple bids on the same build type (the wife and I recently solicited 6 bids for a separate remodel on our house and they ranged from $93K to $210K - and don't assume the highest bidder simply uses better materials or does better work (definitely not the case as I've found checking references). Anyhow, good luck and please get as many bids as possible and check their references. You may find some pleasant surprises. Whether the numbers are out of line or not depends on where you're at. $27K to $42K woould be a steal in someplace like NYC or 'Frisco, but hiway robbery places like east TN, WV, or any other place where labor rates and costs are remarkably low. The Four Seasons sales pitch was pretty good with the nice brochures and free fireplace as an incentive. I liked the Four Season Cathedral glass room in spite of the high price tag, but when I asked if I can talk to references and to see some Four Season rooms in the area. My sales guy never followed-up. His boss called me back about a month later proposing that I allow him to come by and offer a sweeter deal, but I declined. I understand Four Season rooms are sold by franchises, so each one could be different. Anyway, be cautious. Good Luck. -jasper
